Kingston Holdings appointed edge Architects to undertake the design of twin multi-function hospitality towers located in Business Bay, Dubai. The development brings together hotel and serviced apartment offerings from Hilton and Holiday Inn, with serviced apartments operated under the Staybridge Suites brand
edge Architects was responsible for the design of the project, navigating the operational and spatial complexities associated with multiple hospitality operators within a single site. The project was successfully delivered in 2024.

The two towers accommodate a mix of Holiday Inn and Hilton hotel rooms, alongside serviced apartments. The integration of multiple brands within one development required careful coordination to address differing operational requirements while maintaining a cohesive overall architectural approach.
The Holiday Inn Business Bay Hotel and Residential Apartments were designed to be cost-conscious while maintaining a strong presence within the surrounding urban context. Due to an irregular corner condition and planning constraints, a radial grid was identified as the most effective solution for the hotel tower. The residential tower is less complex in its planning; however, its external expression follows the same architectural language as the hotel, ensuring visual continuity across the development.
