The revised strategy proposed relocating higher-density city centre developments and taller buildings to the highest-value land parcels in close proximity to the waterfront. This repositioning prioritised direct sea views and maximised the long-term commercial value of the development.

Lower-density development was introduced at the centre of the district, allowing for the integration of public parks, amenities, and community breakout spaces. This restructuring increased the number of units with direct sea views by 600%, significantly enhancing the value proposition for both end users and the developer.

The introduction of a central green spine and additional open community areas supports the creation of a cohesive neighbourhood environment and promotes a familyoriented lifestyle within the broader urban framework.

King Abdullah Economic City, announced in 2005 by King Abdullah bin Abdulaziz Al Saud, comprises a total development area of 181 km² and forms one of the Kingdom’s major strategic urban initiatives.
