Located just 150 metres from the shoreline at Jumeirah Beach Residence, 1/JBR is a flagship residential tower that redefines beachfront living in Dubai. Conceived as a study in minimalist opulence, the project balances clarity of space with uninterrupted waterfront views, setting a new benchmark for luxury residential development in the region.
Edge Architects was appointed as Lead Design and Site Supervision Consultant, delivering architecture, interior design, and project management services from concept through to execution. Our role focused on translating a clear architectural vision into a refined built reality, ensuring spatial integrity, material quality, and design intent were maintained throughout the project lifecycle.

The design of 1/JBR is guided by two core principles: unobstructed views and spatial clarity. Every apartment has been oriented to capture panoramic views of Dubai’s most recognisable landmarks, including Skydive Dubai, Palm Jumeirah, Bluewaters Island, and Ain Dubai. This approach maximises both experiential value for residents and long-term commercial value for the development.
Spatial clarity underpins every design decision. In contrast to many contemporary residential towers that rely on irregular, inefficient layouts, 1/JBR prioritises legibility, flexibility, and usable space. Apartments are deliberately free from excessive curves and awkward geometries, ensuring residents are not paying for space that cannot be lived in. The result is a collection of well-proportioned, light-filled homes with a strong sense of openness and calm.
This minimalist approach extends seamlessly into the interior design, where restrained detailing and uncluttered volumes create a sense of serenity rarely found in highdensity residential buildings. Each space is carefully composed to enhance natural light, optimise views, and support a refined, understated living experience. Vertical circulation further distinguishes the project within the market. In the lower two-thirds of the tower, each lift lobby is shared by only two residences per floor, significantly reducing traffic and enhancing privacy. The upper third of the building offers private lift lobbies, allowing residents to transition directly from elevator to home. Combined with smart elevator systems and access control, this strategy delivers an exceptional level of privacy and exclusivity
